Hello and welcome to the channel I display Complete. I hope you're doing well. The J'poster Complet channel is a channel that will help you as a seasonal rental agent, seasonal rental concierge, or professional sub-renter to increase your turnover with revenue management methods. Today I'm going to talk to you about something relevant to you if you use Beds24, and also market on booking.com. This is a very common bug, which I see circulating a lot, particularly on the Beds 24 France forum, which is also very interesting. So, I encourage you to go see it. But as a result, at J'poster Complet, we also had difficulties with this subject for a long time. And now, we have finally found the solution after multiple calls to booking, and multiple difficulties encountered. So, I wrote down the solutions. I'm going to show them to you, and I wanted to share them so that you can save time, and know directly how to resolve this famous bug. If you are not yet in our private seasonal rental price and turnover maximization group, do not hesitate to subscribe. You have the link below on YouTube, and above on Facebook.

So what is this bug I'm talking about? I will describe it to you more precisely. First, perhaps, a preliminary point. I see a message: “We could see that you were working hard, but too bad, we couldn’t hear anything. » I'm going to cut the beginning for people watching this video on replay. But know that I am on the second edition of this live. I did it live for the first time without sound, so no one could hear it, so now I'm starting over. Plus, you missed a moment where I actually almost choked live. It was almost funny. It's a shame there wasn't any sound on that part.

So, the bug I'm going to tell you about; first, a preliminary point, a digression which would be useful to everyone if you use Beds24, is that we really recommend you, and that's what we do in our work, to use misses, and not to use Price offenses. Why are spleens used? Because the rate allows you to have a combination between price and length of stay. You do not have two indicators, two different items to fill out, you can make rates for weak periods, rates for medium, strong periods, etc. And as soon as you have dates to change, in fact, you only extend, or reduce the weak period, the strong period, and it will suddenly, kill two birds with one stone, extend and reduce your pricing strategy and length of stay. The other extremely important point about having misses is that we therefore have the possibility of making gap-fills. What is gap-fill? It's filling an orphan night between two stays. If you require minimum stays of three nights, and you have a gap of two nights between two three-night stays, you have to be able to tell the system that yes, obviously, if I only have two nights left. nights between two three-night stays, I agree to sell it. Well, that's the point of gap-fill, which allows us to authorize, in reality, filling, which allows us to authorize exceptions to the rule, ultimately.

So, there you have it. The parenthesis is closed on the reasons why we warmly recommend setting your prices with rates, rather than with the Price offense. But as a result, you may encounter the following situation. Besides, I think that maybe that could also happen with the Price offenses. You may encounter a problem landing, let's say, your price on the booking calendar. I'll give you a very concrete example. You have an apartment that can accommodate a maximum of six people, and your prices start from four. So, you put, for example, sixty euros for four people, five euros more for five, and five euros more for six. It is extremely common, I would even say almost in all cases, that the price you put, at sixty euros, ends up in booking for six people, in reality. Whereas for you, that was your price for four. In these cases, if you call booking, I think we will all have had the same reflex, pick up the phone, and call booking: “Hello booking. Please change my price. I don't want my price to be for six, I want my price to be for four. » If you express yourself like that, you will frankly have almost no chance of winning your case. For what ? Because the interlocutor hears “price”; he sees that you have a channel manager, in this case beds24, and as a result, he tells you that he has no control over the prices, that this must be discussed with your channel manager. And there, we all find ourselves saying that suddenly, Beds24 tells me it's not them, booking tells me that it's not theirs, and I end up with prices that are not good. It's super common. First of all, rest assured, because you are not the only one, and this is the case with all the new announcements. It's really super recurring.

In these cases, I noted down precisely — because sometimes I came across more experienced people — what to say to them to win the case. And it’s true that we don’t always come across the same level of experience according to our contacts at booking. Obviously, we can't blame. It's normal, everyone encounters different bugs, everyone has built their expertise through the calls they have received, but it is also important for us to know precisely what to tell them when we have to resolve our bug, and win your case.

So, to ensure that your price falls on four people instead of it falling on six people, the precise words — I even encourage you to write everything down — to use with them is to tell them that you want to change the basic occupancy of your standard price. If you ask that, normally, in one case out of two, your interlocutor will understand what you want. He will be able to implement this action. Concretely, what a booking contact I had a few weeks ago, who was more experienced, explained to me is that in fact, they have a sort of duplication to do at home in the back office. So we don't see it at all. And once this rate is duplicated with them in the back office, that's where they can change the basic occupancy, and therefore, say that the price must arrive for four people, for example, and by Next, it's up to you to see how much you want to add per additional person. Once the person has done that, you will see that it is extremely well done in the calendar, because you have your prizes falling for four, and then you have the possibility, in fact, to activate the amount in euros or as a percentage for the number of additional people. So that’s extremely well done. But you probably noticed that I told you that you only have a 50/50 chance that the person will understand when you say that. Depending on the experience level of the person, the person may not understand. I had a case last week in which, in fact, I had already, for a concierge, done the procedure on fourteen properties a few weeks before, with the more experienced person, and there, I just called back to do the procedure on one last good, and on the phone, the booking person told me: “Listen, I'm very experienced in the intranet…” Or the extranet, I don't remember what he called it. “…I don’t know at all what you’re talking about. I don't think that's possible. » Fortunately, he gave credibility to my request when I told him: “But wait, on the same file, I managed to do it for fourteen properties, a few weeks ago, with your colleague. I will still be very surprised if for the fifteenth good, this is not possible. » So there, he said to himself: “Yes, it’s true. Maybe there is something. » He dug, and in fact, he discovered something he didn't know about despite his level of intranet experience. And I asked him to tell me, so that's what I also wrote down to be able to tell you again, where are you going to do this action so that if next time, I fall new to someone who does not know how to do it, I can describe to him the steps he must go through, and I can obtain my change of basic occupation. This is where it might be interesting to note. You have to tell the booking person, if you ever see that they don't know, to go to the occup and see, baids, rate, creator page, and that's where they have a button called “duplicate”; I imagine “duplicate” is in English. So, they click "duplicate", they refresh the page, and then they have the option to change the base occupation.

With all these problems, if you encounter this problem, there is really no chance, in my opinion, that you will not win your case, and that we will not help you with this price problem. I hope it was much more interesting with live sound. As I said earlier, in fact, I did the first part without sound, which is still much less impactful, it goes without saying. Do you have any questions about this? Don't hesitate to ask me if you have any questions about this. I encourage you, therefore, to subscribe to the J'poster Complet channel. I forgot to say it, but it will allow you to be alerted, if you put the little bell, when I arrive live. Because it's true that I arrive live from Sunday to Thursday every day, once a day, but at times which can be different depending on the constraints of my schedule. So, it allows you to be alerted, to be together, and to be able to ask me your questions live if you have any on the topic of the day, or on other subjects. Moreover, I would like to take this opportunity to tell you that if you have in mind problems, blockages which are relevant to you, whether you are a sub-let, concierge, seasonal renter, gîte or guest house, no Don't hesitate to ask me in comments, whether on Facebook or on YouTube. I would be happy to answer them, and I will be happy to continue to help you in this regard.
