Today, I wanted to discuss with you one of the main levers of revenue management , namely distribution and the importance of having good distribution . Because this directly impacts your ability to generate reservations and your online visibility.

I'm talking about digital and online distribution because, for rental, that's essentially what we're focused on. Indeed, we will not have many, if any, customers who will come directly to reserve a property hoping to obtain availability the same day. This is why, when we talk about digital distribution , there are several platforms.

The fact is that the more we position ourselves on different platforms – as we have already highlighted in several of our previous videos – the more our visibility increases among a wide audience. Indeed, users loyal to one platform may differ from another. Therefore, in order not to cut ourselves off from part of our potential clientele, it is crucial to be present on several platforms to maximize our visibility.

Additionally, we are seeing the growing emergence of specialized platforms that target niche markets . These platforms can be linked to local markets or specific types of activities. For example, Love Rooms or romantic accommodations have specialized sites. Being present on these platforms is of capital importance to reach customers looking for these particular characteristics, unlike general platforms like Airbnb which, despite the categorization, remain identical for all types of property.

However, it is worth considering the connectivity of these niche sites with your channel manager , if used. A lack of connectivity or automation can complicate day-to-day management, although the increased visibility into these sites is a benefit.

Now let's move on to B2B distribution . In addition to the B2C (Business-to-Consumer) relationship, it is also crucial to target B2B (Business-to-Business). For example, in small towns, seeking contracts with local companies is beneficial. Indeed, these companies often need accommodation for their employees or visitors, thus ensuring a volume of regular nights or even commitments on monthly volumes, which secures your income.

Finally, for larger properties, consider one-off events such as seminars . If your assets are suitable for such events, this can become a real opportunity.

In conclusion, don't limit yourself to just one platform, especially since most operate on a commission basis, requiring no fixed commitment from us, other than the initial time to set up the ads.
