Concierge & real estate agency: how often do you change your prices?

Here is the transcript of the video:

“Hello and welcome to the J'poster Complet channel, the channel that helps seasonal rental owners and seasonal accommodation managers become serene and ultra-profitable entrepreneurs. Today, I'm going to talk to you about a subject: should you change your prices every day?

This is a question that we are asked very often by our customers. At J'poster Complet, we think this is a bad strategy. The first misconception is that some people think that changing prices every day by a few euros helps improve visibility on the platforms. This is something that is false. Channel partners have confirmed this to us, and it is absolutely not taken into account in the algorithm.

Secondly, changing your prices does not necessarily equal an immediate reservation, especially when you change prices by €1 or €2. You have to give time. This is why we advise you to make a significant adjustment to reposition yourself in the market. This will improve your position on the platforms and increase your chances of connecting well directly.

Every day, checking your channel managers and seeing if you have a reservation causes stress and a significant waste of time. This is why, for all these reasons, we think that the most important thing is really to position yourself in the market. If there is a readjustment to be made, make a drop to reposition yourself in the market, and this will definitely result in a booking.

In the end, the result will be at best a sale at market price. In a second case, it may be a sale at a price below the market, since you were positioned too expensive upstream and you had to go down, you find yourself in a sort of dirty panic, and in the worst case, you didn't make any sales at all.
