Seasonal rental: deciding on your first price the counter-example

Here is the transcript of the video:

Hello and welcome to the I'm posting full , the channel that helps seasonal renters and seasonal accommodation managers become serene and ultra-profitable entrepreneurs. Today, I am answering a question that was asked to me: should we put an amount per additional person ? We will take the concrete example of a T2 which can accommodate four people, two people in the bedroom and two people in the living room. How should the prices be set for this T2? Should we put a price for four people, a price for two, or a price for one person? I answer this question today. If you wish, you can download the bonus six mistakes not to make when determining the price of your seasonal rental from the links in the comments. This is one of the things that will help you in addition to this video, for example knowing how to get your prices right and not falling into the usual mistakes that I see among seasonal rents that are starting.

So, what do we do at J'annonce complet when we have a T2 for four people? I'm not going to create suspense: we usually make a price for two people and put an amount per person on top. We try to limit this amount per person to 5 euros . For certain large items, the amounts may be a little higher, but otherwise, overall, we try to stay on 5 euros per additional person. The idea is really not to switch to the price above.

I'll give you the example of T2. If we have a T2 with four travelers, the price of the T2 for four travelers must not be equal to that of a T3 , because otherwise people will reserve a T3, which will be much more comfortable with two bedrooms. If you put an extra 10 euros 20 euros between your price for two people and the price for four people. This means that a T2 with 20 euros for four people will probably be the same price as a T3, therefore in many periods of the year. In these cases, I admit that the explanation may seem a little vague, so I hope I have clarified some points.

Basically, how do we set our prices at J'annonce complet ? We put the same price for two people, then we add 5 euros per additional person. So, for two people, the price is 40 euros; for three people, it’s 45 euros; and from four travelers, we are at 50 euros. If you put 10 euros more, that means that for two people, you will be at 40 euros, for three travelers at 50 euros, and for four travelers at 60 euros. At 60 euros, it is very likely that travelers will be able to find a T3 available on the market at that price. So, on the one hand, you're never going to sell to four travelers, and on the other hand, it doesn't allow you to sell to four people. This is why we try to contain the amount per additional person to sell as much as possible to four people.

Sometimes I'm told: "But I have significant charges during periods of high demand, I don't want to lower my price." » In these cases, what we do is that the expected price for the entire property, which was perhaps the old price for four people, will be directly put for two people. This means that we do not have financial losses, we really have the same property as usual. In times of high demand, it is very likely that we can support this slight price increase, and as soon as there is an extra person, the extra 5 euros

Another point that people sometimes say to me is: "Yes, but 5 euros isn't much, because I have linen added every time there is an extra bed in my room." to change. » For me, linen should really be included in the cleaning part, and I suggest you see on average how many travelers you have and how much linen costs you per year. You can therefore include these costs in the cleaning costs and still be a winner. There are stays where you will be a little over what it cost you because there were only two people or a single traveler, and stays where you will be a little under because you had the maximum number of travelers. But in the end, over the year, you will repay yourself and have optimal profitability.

Finally, maybe cleaning can be a little more intense, but that depends on whether you have a cleaning service provider who charges you by the hour. I hope we were able to provide a clearer answer as the video progressed.
